This guide is presented to inform a prospective customer of the various factors that are involved in a Whiskey Creek lot purchase before you see the property. We hope it is useful to you, however there is nothing like seeing the community, lots, property and local area for yourself.

Whiskey Creek "Deeded Lots"

Please see our lot guide for a complete description on the two types of lots that we offer.

We have been selling lots since 1993. Even though we have sold about 160 in that time period, there is still a good selection of about 140 lots remaining.

Our larger lots have a unique ability that no other R.V. lots offer. They are "buildable". This means that you are able to have in addition to a main site, a companion site for relatives or company. A garage (multi-purpose) building and a home (cabin). Now that is a lot of choices either now or in the future. Definately a real estate product you can grow into!

We assist you in "site work" to install utilities, dirt work and any contractors you might require. We also do "turnkey" sales. Whatever your preference and skill level.

Touring the Property -

Whiskey creek is a huge property. The lot subdivision alone is over 360 acres! Many people have gotten lost quite literally.

It is best to contact the lodge for an informal, no pressure tour of the lots and our facility. After you are orientated and your questions are answered, we turn you loose to explore on your own. Real estate decisions are very seldom made in one day and we recognize this.

A LITTLE HISTORY

Whiskey Creek is a 32 year old company that has been built and managed by the same family for over two generations. We actually did the construction of all the improvements with our own equipment and our own hands. We took a lot of pride and care in crafting what is here today. It is the type of care and pride that comes from the long ownership of this wonderful place.

In the period of 1910 to 1940, Whiskey Creek was known as Rushert's Ranch in this neck of the woods. It was an actual cattle and sheep ranch that was owned and managed by a German emigrant who got his start in Wyoming as a cowboy. In fact, it was the last leased land cattle ranch in Michigan. This property was Ed Rushert's ranch headquarters. He then leased most of the 22,000 acres of Manistee National Forest that surrounds Whiskey Creek to run his herd on. This factor of vast, wild land is what makes this place so special and dear. It also creates the natural habitat that supports our wild neighbors and bird species that call Whiskey Creek their home also. To the north of Whiskey Creek, our nearest household neighbor is over five miles away. To the south and west, over three miles distant.

In 1967, we began construction on a 100 site campground and lodge building. Unlike most open field style campsites that are placed side by side with very little room between them, this campground would be different from all the rest. Ours would be located on the ridge tops across from the lodge building that was now under construction. Most campsites in today's world are spaced 8 to 10 sites per acre. Whiskey Creek's would be 3 per acre or less dense! Most campgrounds are built in fields, and then trees planted. We would build this one in the trees. In fact, during construction, we only cut 3 major trees and even argued over those. This type of approach produced a product that we called RUSTIC DELUXE. Whiskey Creek's campground received many awards for it's unusual design. It is more like a village than a campground. Although, the roads are gravel, paved would not have the same effect. We are aware that some campers like pavement, but what is here blends in with the experience of Whiskey Creek, its remoteness and its bond with nature. Here, you will have deer and turkeys walk through your site. Hummingbirds at your feeders, and eagles overhead! Fast moving cars on pavement would not produce the same effects. We built on the existing strengths around us. Today as in the past, we follow those same principals in everything we do regarding this beautiful property. Nature is popular today. It probably should have had such importance 100 years ago. I can guarantee that there is nothing as dramatic as watching a hawk swoop its prey 50 feet from where you are standing. Or a new born fawn being coaxed to its feet by its doting mother. These kind of natural events are part of the menu at Whiskey Creek every day. If pavement, and being located on top of a Wal-Mart is what you are after, please give this information to a friend. Although if, in your life experience the above description attracts you, please read on. There are Wal-Mart's within 25 minutes of Whiskey Creek (refer to local attractions section). Whiskey Creek is close, yet remote.

TYPES OF LOTS

In 1994, we decided to create and build an actual community here at Whiskey Creek. The market was right for this type of development, and our existing customer base would provide the initial sales to keep our land free and clear of mortgages as it is today. It would also provide for the payment of the initial costs. What this huge and beautiful property needed was a population of Kindred Spirits!

The first Phase of Whiskey Creek lots was created by converting the existing campground into deeded lots. Remember, there are 100 with large spacing between them. Since the beginning, we have sold 37 of those. All sites have at least electric and water service. Some also have sewer connections. However, all non-sewered sites have a sewer plan, if the customer requires it. Those costs are extra. Many sites are large enough to support their own individual systems. Many would be combined with other sites adjoining them. We can do the construction, or you may hire your own contractor if you wish. However, anything that you do must be under the supervision of the Mason County Health Department.

Electric service is metered after you buy the site, water is provided by the Park, and is a TYPE IIB water system as identified by the Federal Clean Water Act. In the campground, this system is shut off annually on October 31. It is the law, and pipes freeze here in the winter. Most winter users carry water from the bath house which remains open year-round. Depending upon the weather, the water is turned back on about April 1st, just in time for Spring mushroom hunting and the return of our trees' leaf cover.

Phase II of our lot development has centered on the land (there is a lot of it) outside of the existing campground, to the south and west. These lots are different from the licensed campground lots in a number of different ways. They tend to be larger, up to several acres in size even. Some even border the Manistee National Forest. These lots are much like typical lots in any development. Electric is delivered to the lot line by the local utility. Water is provided by individual well, and sewer by individual system. We can construct both for you, or again, you can hire an outside contractor. These steps are also regulated by the Mason County Health Department. These lots will support both RV's or cabins (even a full size home). They will even support a product that we invented called a companion site (also known as the mother-in-law site). It is an additional site for visitors. We recognized that folks like to have company, and through our very special zoning that Whiskey Creek created, provided for it without having our residents hide what they are doing. We encourage you to invite friends or family to share this very special experience. These very special lots outside of the licensed campground also have the ability of year-round water supply, and the roads are plowed in the winter.

We are now working on Phase III of our development. This Phase will be more of the Phase II type lots. They are located on tree covered ridges, overlooking peaceful meadows. Some even will overlook our lakes. Many have reservations on them already.

ORGANIZATION

Whiskey Creek's lots are deeded. When they are purchased by you, they come with title insurance, and then you pay the taxes on the improvements placed there. Just like the way you would own a home or other deeded property. Unlike other lot projects that are leased, you can't be kicked out of this one if Whiskey Creek is out of business. YOU OWN IT!! Simply put, we wanted our customers to have the very best conveyance that we could provide to them. A straight-up deal! You get a DEED!

Whiskey Creek lots are organized as a Site Condominium project under Michigan Law. Without going into great detail at this time, it has the same features as other lot developments that are combined with an owner's association. The yearly fee to this association is $125.00 per year. And, the money belongs to your group. Whiskey Creek has no interest in these funds. They belong to you. It also takes 66% of your votes to change or increase this fee. Currently, there is an Advisory Board; and we hold two regular meetings every summer.

THE WHISKEY CREEK FACILITIES

Whiskey Creek owns and operates the lodge, lakes, trails and land that is outside of the deeded subdivision. In order to use them, a membership is necessary. If you are not an existing member of Whiskey Creek, and buy a lot, we will offer the membership to you for $1.00. However, (and I have never had this happen) you could say, all I want is the lot!. By law, I can't force you to take the membership, I can however, limit your use of the facilities. The annual dues for the membership is $250.00 per year when joined with a lot. This fee also covers your entire family's usage and your guests at this time. The grand total for maintenance fees for both lot and to use the facilities is $375.00 per year.

Incidentally, Whiskey Creek is a first class facility with a 16,000 square foot lodge building with all the amenities. There is an indoor, heated Olympic swimming pool, hot tub, sauna, restaurant, meeting rooms, commercial laundry, 1930's ice cream counter and much more. We offer year-round activities for all members ranging from craft classes, carving classes, softball games for all ages, activities for children, seminars on nature, and full weekend parties just to name a few. As a member, you are invited to participate, or if poking the coals of your camp fire is your thing, that's OK, too. Whiskey Creek also promotes snowmobile racing, Dogsled racing, mountain bike racing and the property connects to the CYCLE CONVERSATION CLUB's 3,700 miles of dedicated off road motor cycle trails in Michigan.

LOCAL ATTRACTIONS

Now, 24 hour bird watching may not be your only thing, or you may need a break to experience other stimulation necessary to remain a healthy human being in today's society. I even have to go to town once in awhile to get a deep breath of auto exhaust, or get dog food from the grocery store.

Whiskey Creek is located just 25 minutes away from the Gold Coast of Lake Michigan. To our south and west are large towns like Muskegon, Michigan where major malls are located. Closer in is Silver Lake where the largest shifting sand dunes in the world are. A few miles up the coast is Pentwater with its Victorian shops, white sand beaches, deep water harbor, restaurants and quaint village atmosphere. Yet a few miles north is Ludington, Michigan. Much like Pentwater, only larger and more of it. You can even catch the Lake Michigan Car Ferry across the Lake to Wisconsin from here.

If you like to fish, Whiskey Creek is less than 5 minutes from 2 major fishing rivers. Lake Michigan offers charter fishing for the really big ones, and don't forget Whiskey Creek has Trophy bass, and high breed blue gills in its lakes. If hunting is your love, just step off Whiskey Creek into 22,000 acres of continuous National Forest. To give you an idea just how large that is, it is solid forest 8 miles north of us, and 7 miles to the south!

This area has much to offer to all. It is interesting to see new folks explore and discover what we have going on.

PRICING

Of course, every lot is different, but as a range, our lot prices are between $8,000 to $22,500. I have many customers buy more than one lot. We recognize that in our pricing also.

Financing is available from two local banks at competitive rates. Once in awhile we will carry the mortgage ourselves. In some cases, we will even take exchanges. We will even trade you up in lots. That means that if you are not happy with where you are located for one reason or another, we will allow you to trade lots. Some restrictions do apply. We want you to be happy!

HAVING A LOOK

Tours of Whiskey Creek are by appointment only. Please don't just come and expect to know your way around. This is a big property, two square miles of it. It is possible to become lost on a first visit!

This will probably be the most interesting, and fun tour you may ever take in your life. No salesperson will beat you up. Except for putting you up on a site for your stay if you wish, there is no gift offered to entice you to come. We are looking for a very special type of customer, and that type of behavior on our part can give the wrong signals to those that are truly interested. Sounds different than what you may have heard from other places? That's right. Our sales record attests to this philosophy of an informed sale. That doesn't mean that we won't ask you for the sale, but it will be after you are satisfied with all the information, and are happy with what you have seen.

After you have arrived, and have refreshed yourself, we will take you two-tracking in one of our 1950's vintage 4x4's and show you the development, our land and local area. Yes folks, there is an adventure version of the tour, but you have to ask for it! We also have early morning tours and late evening tours that are excellent for seeing game and birds. If you see a lot that you like, we will stop and walk the dirt. We will inform you of how this project works, and only if you are interested, ask you for the sale.

If you like, after the tour to get you orientated, we will turn you loose to explore on your own. We provide you with a copy of the salesman's lot book that includes prices and maps. Talk with our existing customers, and see how they feel about Whiskey Creek and its management. It is a fun experience to take the whole family on. There is no one here at Whiskey Creek that doesn't like to go two-tracking! In fact, most of our lot owners own some sort of two-tracker of their own for personal on site transportation, and a means to explore the adjoining National Forest.

Unlike most communities where families settle based upon work and where the children go to school, Whiskey Creek's bond is with nature and your families' relaxation, and this properties close-remoteness to our beautiful area. Our lot buyers and members are what we call Kindred Spirits. Although, most are from different backgrounds, they all blend well with each other because of this special bond. It has created a very unusual community of families that work and play well with each other. Friends are easily made and relationships long lasting.
